- Licensed Real Estate Broker to manage your property
- Aggressive marketing and advertising plan
- Analysis of property and neighborhood
- Pre Rent Set Up – schedule/supervise vendors/contractors to prepare property for rent (if necessary)
- Ensure all credit applications are filled out for every adult applicant
- Run a credit and background check
- Verification of income, employment, and current and past tenancy
- I’m available 7 days a week to show your property
- Draft and execute the lease between you and the new tenant
- Collect a non-refundable deposit to “hold” rental until move-in-day. The hold deposit to be applied to their move-in funds
- I will do a walk-thru of the property with the tenants when they move in
- I will note condition of the home at walk thru to compare when tenant moves out
- Collect security deposit and first month rent at walk thru and signing of lease
- Conduct a final walk-thru at termination of lease and determine security deposit disposition
Full Property Management
- Monthly rent collection
- Property and tenant interaction, supervision and inspection
- Provide monthly rent & expense report if requested
- 24 hour management of all maintenance and emergency service provided (actual maintenance cost is at expense of the owner)
- Deposit collected rent into your personal account, if requested
- Coordinate eviction process if required
- Provide year end statement, plus issue a 1099 Statement for Tax Preparation (if applicable)
- Access to reliable vendors to assist owner in making any improvements/repairs
- Owner authorization for repairs over $150, except in emergencies
- Available 7 days a week
Fees
- $50 up-front 30 day advertising fee (if applicable)
- $1,500 upon fully executed lease agreement – no charge for lease renewals, $300 for future new tenant lease agreements
- $120/month for monthly management services
- $1,500 eviction process (serving notices & coordinate)
